Yeoman To wife Ann Gainsford freehold messuage etc. in Edenbridge called Waterlakes.
After her death to go to nephews William Saunders and Edward Saunders sons of William and Sophia Saunders of Westerham. Said property to be charged with the payment by William and Edward of £150 each to their brothers and sisters as they reach age 21.
To the said Ann Gainsford for life his three messuages etc. in Limpsfield, Surrey. Currently occupied by William Fieldwick, Widow Killick and [blank] Dungate.
Thereafter to nephews William and Edward.
To said Ann Gainsford for life two messuages etc. in Edenbridge called Paradise, now in his own occupation and that of Widow Baker and Jeremiah Hollands.
Thereafter to his nephew Edward Agate (now living with him), son of Richard and Sarah Agate late of Edenbridge but now of Addington in Surrey. If Ann dies before Edward reaches 21 then the rents etc from the property to be used for his maintenance, apprenticeship or otherwise for his benefit during his minority.
If he dies before 21 then property goes to nephews William and Edward.
To said nephew Edward Agate the messuage etc. with warehouses, taylors shop etc. in Edenbridge and now in occupation of Robert Parsons and his undertenant. Conditions as above.
If he dies before 21 property to go to Ann Gainsford for life and then to nephews William and Edward, charged with the payment of £50 to each of their brothers and sisters at age 21.
To Ann Gainsford messuage etc. now in his own occupation in Edenbridge, all household furniture, farming stock, husbandry implements.
To Ann Gainsford and his three cousins, Joseph Gainsford, John Gainsford and George Richard Gainsford, sons of his uncle Mr Richard Gainsford of Cowden, Kent, £700 Navy 5% annuities in trust for the maintenance etc. of his nephew Edward Agate until age 21, then to be transferred to him.
If he dies before 21 then to Ann Gainsford for her own use and benefit.
Rest and residue to Ann Gainsford.
Executors: wife Ann and cousin Joseph Gainsford.
